Building Surveys provide essential advice for prospective owners or occupiers of property about a building’s condition and potential as well as the risks and liabilities they may inherit on completion of a property transaction; for investors, pre-acquisition surveys are integral to the due diligence process.  With one of the largest and most experienced surveying teams in the market we can provide cost-effective, quality information, fast.

Resources
Speed of response is one of the most important factors to our clients.  We have one of the largest teams of building surveyors in the UK and this means that we can respond fast to survey requirements and meet the, often demanding, timescales involved in property transactions.

Malcolm Hollis have offices strategically located througout the UK and Ireland to allow easy access to major commercial and urban areas.  In investment purchases in particular, after price, the preferred purchaser will usually be the one who agrees to clear surveys in the shortest time period, and our ability to respond quickly can therefore provide a competitove advantage to our clients.

We are also well aware that prospective tenants will be keen, and sometimes compelled, to complete new leasehold arrangements to challenging timescales.  Our size enables these challenges to be met, for individual or portfolio instructions.

Knowledge
Our depth of knowledge of the property market, the transaction process and the needs of investors and occupiers alike is second to none.

By making sure that we understand your aims and requirements we can identify key issues in any particular property transaction.  These may relate to defects, materials testing, insurance, warranties, documentation and many other matters.  We have the experience and confidence to put these issues in context rather than always recommending further investigations.  We understand the need for third party reliance and the mechanisms by which it can be provided.

Our particular expertise in landlord and tenant matters provides an added benefit when looking at tenant liabilities, whether for the prospective tenant or the investment purchaser.  These liabilities can have a significant affect on risk, and advice on the correct management is important.

We work with many institutional, quoted and private companies undertaking stand-alone or portfolio surveys, often as lead consultant.  The volume of survey work carried out across all sectors of property generates unrivalled experience.

Third parties (such as a bank providing finance for a purchase), being neither the vendor nor the purchaser, are often in the position of having to rely on a building survey report that they have not commissioned themselves.  Although this is potentially (but unavoidably) less than ideal our client-base is such that they're quite likely to be an existing client and already fully aware of and confident in the quality of the service we provide.  If they're not an existing client it's not unusal for them, subsequent to their involvement with us, to become one.  Although our standing and reputation in the market generates a certain number of new clients for us there is definitely a greater satisfaction in clients coming to us having had a taste of what we can do, and then coming back for more!
